What Goes Into a Roof Replacement?

Removal / tear-off where required

The existing roofing is removed down to the decking where the scope calls for it, and the site is protected while the work is underway.

Decking inspection

Once the old roof is off, we look at the decking. Sound decking stays. Soft, rotted, or delaminated sections are documented and discussed before they are replaced — decking replacement is not automatically included in every scope.

Underlayment

Synthetic underlayment, with ice and water protection at eaves, valleys, and other vulnerable areas, is the water-resistant layer under the shingles.

Flashing

Step flashing, counter flashing, and drip edge are the details where many roofs fail. They are part of the scope, not an afterthought.

Roof penetrations

Pipe boots, vents, and other penetrations are sealed and flashed as part of the new system.

Ventilation considerations

Intake and exhaust ventilation affect shingle life and attic conditions. We review what the roof has and what it needs.

Shingles or appropriate roof covering

The roof covering selected for the project is installed to the manufacturer’s installation requirements.

Cleanup and final walkthrough

Debris is removed, the site is cleaned, and we walk the finished work with you before the project is closed out.

No Mystery Change Orders

If removing the existing roof reveals conditions that could not reasonably be seen beforehand, we document the issue, explain the recommended correction, and communicate the cost before additional work moves forward whenever practical.
