Our cost

Materials, crew labor, dumpster, permit and delivery, at what we actually pay.

+ 15%

One flat markup. It covers running the job and our profit.

= Your price

Locked when you sign. Replacement or repair, every bid is built this way.

What Counts as Cost

  • Materials at our supplier price, plus the sales tax we pay on them

  • Crew labor at the rate we pay the crew

  • Dumpster and disposal

  • Permit fees

  • Material delivery

What the 15% Covers

The 15% pays for measuring and estimating, scheduling and managing the job, our truck and equipment, phone and office time, and our profit. It is the only markup. Nothing else is folded into the cost lines.

Locked price

The Price Is Locked When You Sign

The total on your signed bid is what you pay. It changes in only three situations, and each one is priced in your bid before work starts:

Rotted decking

If tear-off turns up soft or rotted decking, we photograph it and show you, then replace it at the per-sheet price in your bid.

A hidden layer

If there is an extra layer of old shingles we could not see at the inspection, it comes off at the per-square price in your bid.

Changes you ask for

Upgrades or added work are priced the same way, our cost plus 15%, and agreed in writing first.

If supplier prices go up after you sign, that is on us.

Questions

Pricing FAQ

Why show you our cost?

A single number hides the markup. When you can see what the roof costs us, you can check each line, compare bids line by line, and know exactly what you are paying us for.

Can the price go up after I sign?

Only for rotted decking, a hidden extra layer, or changes you ask for, at the prices already in your bid. If material prices rise after you sign, that is on us.

Is the inspection free?

Yes. We inspect the roof, photograph what we find, and send you an open-book bid.

Do repeat investors pay less?

Yes. After your first project with us, your markup drops below 15%. See roofing for investors.
